“Smart growth” is the key to this affordable new neighborhood located in the heart of historic Manchester-by-the-Sea, directly across the street from the MBTA Commuter Rail to Boston. It is a mixed-income, mixed-use development (owner-occupied townhouses, rental apartments, and retail condos) in a community with few affordable options. The development was recognized by the Office for Commonwealth Development, as well as the U.S. Department of Housing & Urban Design for its innovative design.

The Summer Street project is a model 40B development that owes its successful “fit” to the hard work of the Manchester Affordable Housing Corporation, the Manchester Housing Authority, and many other town officials and citizens.
